Application and Rental Requirments

1. ALL PARTIES, 18 YEARS OF AGE OR OLDER, MUST FILL OUT SEPARATE RENTAL APPLICATIONS.

 

2. APPLICATION PROCESSING FEE IS $30.00 PER ADULT APPLICANT AND $30.00 FOR ANY ADDITIONAL APPLICANT ON THE SAME UNIT. FEE IS NON-REFUNDABLE AND DOES NOT APPLY TOWARD DEPOSIT OR RENT.

THE APPLICATION FEE INCLUDES COST FOR CREDIT CHECKS- VERBAL AND/OR WRITTEN VERIFICATION OF INCOME, PRIOR RESIDENCES, AND OTHER REFERENCES-CHECK CITY/COUNTY PUBLIC RECORDS-CHECK OF EVICTION HISTORY-CROSS CHECK OF ADDRESSES AND PHONE NUMBERS-CRIMINAL CHECK.

3.NO EVICTIONS!!!

 

4. A VERIFIABLE, ESTABLISHED MONTHLY INCOME OF AT LEAST ONE (1) YEAR FROM CURRENT SOURCE. NET INCOME MUST BE APPROXIMATELY THREE (3) TIMES THE RENTAL RATE.      

 

5. A RENTAL & PAYMENT HISTORY (PRESENT & PRIOR ADDRESSES) ON ALL APPLICANTS, OF NOT LESS THAN ONE (1) YEAR EACH, PAID IN A TIMELY MANNER WILL BE VERIFIED.  RELATIVES WILL NOT BE CONSIDERED AS RENTAL REFERENCES

 

6. A CREDIT REPORT FROM A MAJOR CREDIT BUREAU WILL BE RUN ON EACH APPLICANT. CREDIT MUST BE IN GOOD ORDER, WITH NO UNPAID LIENS COLLECTIONS OR JUDGEMENTS. ALL CREDIT HISTORY WILL BE TAKEN INTO CONSIDERATION FOR APPROVAL OF RESIDENCY.

 

7. ADDITIONAL PET DEPOSIT WILL BE REQUIRED WITH APPROVED PET. (35 POUNDS MAXIMUM MATURE WEIGHT) NO LARGE DOGS (ROTTWEILLERS OR PIT BULLS)

 

8. NO CO-SIGNERS OR GUARANTORS OF RENT WILL BE ALLOWED.

 

9. THE SECURITY DEPOSIT AND FIRST MONTH’S RENT MUST BE PAID BY CASHIER’S CHECK OR MONEY ORDER.

 

10. S.S CARD, PICTURE ID AND PROOF OF INCOME IS REQUIRED WITH APPLICATION.

11. FALSIFICATION OF ANY INFORMATION OR AN INCOMPLETE APPLICATION WHERE INFORMATION CANNOT BE VERIFIED WILL AUTOMATICALLY DISQUALIFY THE APPLICANT.

12. A HOLDING DEPOSIT WILL BE REQUIRED WHEN APPLICATION IS APPROVED.  THIS IS A NON REFUNDABLE DEPOSIT, WHICH WILL BE APPLIED TO YOUR REQUIRED SECURITY DEPOSIT AT THE TIME OF MOVE IN.
